If you have a VA loan, the Interest Rate Reduction Refinance Loan — the IRRRL, or “VA streamline” — is the fastest, simplest way to lower your rate. Usually no appraisal, no income documentation, and minimal paperwork. It’s the best refinance product we offer.
What Is the VA IRRRL?
The IRRRL is the VA’s purpose-built refinance for veterans who already have a VA loan. The VA’s logic is simple: you’ve already qualified once and you’ve been making the payments, so lowering your rate shouldn’t require starting from scratch. That’s why most of the usual refinance paperwork disappears.
The rules protect you, too. The VA requires the new loan to deliver a real, demonstrable benefit — a lower rate, a lower payment, or a move from an adjustable to a fixed rate. If it doesn’t clear that bar, it can’t be done. No churning, no refinancing for its own sake.
Costs can typically be rolled into the new loan, so most veterans refinance with little or nothing out of pocket.

Common Misconceptions
Refinancing my VA loan means paying the big funding fee again.
The IRRRL funding fee is just 0.5% — far below the standard VA fee — and it’s waived for veterans receiving compensation for a service-connected disability.
I can’t refinance because I rent the house out now.
The IRRRL only asks that you occupied the home at some point. Veterans who’ve moved and kept the home as a rental can still use it — something almost no other refinance allows.
If my home’s value dropped, I’m stuck.
Because the IRRRL typically requires no appraisal, your home’s current value usually isn’t part of the equation at all.
