Texas Loan Limits by County

Conforming, FHA, and VA limits for all 254 Texas counties. Type your county to see where a loan becomes jumbo and how far FHA reaches where you’re buying.

The 2026 numbers

Three limits, one home

Every Texas county shares one conforming limit. FHA limits vary by metro because HUD ties them to local median prices. VA has no limit for veterans with full entitlement.

Conforming (all Texas)

$832,750

Fannie Mae / Freddie Mac baseline, up from $806,500 in 2025. Above this is a jumbo loan.

FHA — standard floor

$541,287

229 of 254 counties, including all of the Houston metro, El Paso, and rural Texas.

FHA — Dallas–Fort Worth

$563,500

Collin, Dallas, Denton, Tarrant, Rockwall, Kaufman, Ellis, Johnson, Parker, Wise, Hunt.

FHA — Austin metro

$571,550

Travis, Williamson, Hays, Bastrop, Caldwell.

FHA — San Antonio metro

$557,750

Bexar, Comal, Guadalupe, Kendall, Medina, Atascosa, Bandera, Wilson.

VA

No limit

With full entitlement. Partial entitlement uses the $832,750 conforming limit. See VA loans.

What this means

Above the limit? You still have options.

The limit caps the loan, not the price. A $900,000 home with 10% down is an $810,000 loan — still conforming. The same home with 5% down is $855,000 and crosses into jumbo territory.

If FHA is your program and the house is priced above your county’s FHA limit, a bigger down payment or a conventional loan with as little as 3% down often bridges the gap. Run both in the payment calculator before you decide.

Do loan limits apply to the purchase price?

No — only to the amount you borrow. Price minus down payment is the number that matters.

Why are FHA limits higher in DFW than Houston?

HUD sets FHA limits at 115% of each metro’s median home price, with a national floor. DFW, Austin, and San Antonio medians clear the floor; Houston’s does not.

When do 2027 limits take effect?

FHFA and HUD typically announce in late November; new limits apply to loans closed on or after January 1. We update this page the same week.

Is a jumbo loan harder to get?

Guidelines are a bit tighter — usually 10–20% down and stronger reserves — but rates are often competitive with conforming. Details on our jumbo page.
