What Is a VA Home Loan?

A VA home loan is a mortgage benefit earned through military service and backed by the U.S. Department of Veterans Affairs. It allows eligible veterans, active-duty service members, and surviving spouses to finance a home with no down payment, no private mortgage insurance, and more forgiving credit requirements than most other loan types.

Because the VA guarantees part of the loan, lenders are able to offer stronger terms to those who have served. And unlike conventional or FHA financing, a VA loan never requires PMI — no matter how much you put down — which can keep real money in your pocket each month.

Whether you're buying your first home or putting down roots after your service, your VA benefit may be the most powerful financing option available to you. Texas Made Mortgage is proud to help veterans throughout Texas use the benefit they've earned.

VA Loan Benefits for Veterans

The VA program offers advantages no conventional or FHA loan can match. Here's what eligible veterans and service members can expect.

No Down Payment

Qualified borrowers can buy with zero down — removing one of the biggest hurdles to homeownership.

No Private Mortgage Insurance

VA loans carry no PMI at any down payment level, which can mean meaningful monthly savings.

Flexible Credit Guidelines

We accept credit scores as low as 580 and weigh your complete financial picture, not just a number.

Competitive Rates

Because the VA backs your loan, rates are often lower than conventional financing for a similar profile.

A Reusable Benefit

Your VA benefit doesn't expire after one use — eligible borrowers can use it again and again.

No Prepayment Penalty

Pay your loan off early anytime without penalty, giving you flexibility as life changes.

Do You Qualify for a VA Loan?

Using a VA loan requires eligible military service and a Certificate of Eligibility (COE). In most cases we can pull your COE for you, so you won't need to track down your paperwork. Here are the general service requirements.

Service CategoryGeneral Requirement
Wartime active duty90 or more consecutive days of active service.
Peacetime active duty181 or more consecutive days of active service.
National Guard & Reserves6 years of service, or 90 days of active duty under qualifying orders.
Surviving spousesEligible in certain cases tied to a service-connected death or disability.
Eligibility is determined by the U.S. Department of Veterans Affairs, and character of discharge and specific service conditions apply. Give us a call and we'll help confirm where you stand at no cost.

Credit & Income Requirements

The VA doesn't set a minimum credit score, but lenders do — ours is 580. You'll also need to show stable, sufficient income and meet the VA's residual income guidelines, which are designed to make sure veterans have enough left over each month after their housing costs.

VA Loan FAQ

Common questions from veterans and service members about the VA home loan process.

Yes. The VA benefit is a lifetime benefit that can be reused. If you've paid off a prior VA loan and sold the property, your entitlement is typically restored, and in some cases you may carry more than one VA loan at a time. We can review your current entitlement with you.

In most cases, no. Eligible borrowers with full entitlement can buy with zero down. A down payment may apply in certain situations, such as borrowing above the applicable limit with partial entitlement. We'll review your specific scenario.

Our minimum is 580 for VA applications, and we review your overall financial profile rather than a single number. If your score is below that, ask us about steps to prepare for a future application.

A typical VA loan runs about 30 to 45 days from application to closing — comparable to conventional loans. Having your income documents ready up front helps keep things moving.

Most borrowers pay a one-time funding fee that helps sustain the program, and it can usually be rolled into the loan. Veterans with a qualifying service-connected disability rating are typically exempt. We'll confirm whether an exemption applies to you.
