Quick answer: None of the three is cheapest every time. A mortgage broker shops your file across many wholesale lenders, which usually means more program options and competitive pricing, with the broker's compensation disclosed on the Loan Estimate. A bank lends its own money with one set of guidelines, which can be fast and simple for a clean W-2 file and offers relationship pricing to large depositors. A credit union is member-owned and often strong on rate for straightforward conventional loans, with fewer specialty programs. Choose by comparing Loan Estimates for the same rate on the same day, then by how well the lender handles your specific situation: self-employed, VA, jumbo, new construction, or a tight timeline.
How does each one actually work?
Mortgage broker. Licensed to originate, not to fund. The broker takes your application, selects a wholesale lender whose program and price fit, and manages the file to closing. Compensation is either paid by the lender (built into the rate) or by you, never both, and it appears in Section A of the Loan Estimate.
Bank or mortgage banker. Funds the loan with its own money or warehouse line, then usually sells it to Fannie Mae, Freddie Mac or an investor. One guideline set, one pricing sheet, often an in-house underwriter.
Credit union. A non-profit lender owned by members. Frequently keeps some loans in portfolio, which can allow flexibility on things like jumbo ARMs, but typically offers fewer government and non-QM products.
Where does a broker tend to win?
Files that do not fit one box: self-employed, bank statement, ITIN, DSCR, recent credit events, physician loans. A broker with access to dozens of lenders can place a file a single bank would decline.
VA and FHA pricing, which varies widely between wholesale lenders.
Rate shopping without re-applying: one credit pull, one application, many lenders.
Speed on purchases, because the broker chooses a lender whose current turn times are short.
Where does a bank or credit union tend to win?
Large deposit relationships that earn pricing discounts.
Construction-to-permanent loans and some portfolio jumbo products.
Simple conventional refinances for members with excellent credit, where a credit union's rate can be very competitive.
Borrowers who value one institution for banking and mortgage.
What questions expose a weak lender of any kind?
“Is this rate locked, and what does the same rate cost with and without points?”
“What is your current turn time for underwriting and for clear to close?”
“Who is my single point of contact after the application, and do they work evenings during a contract?”
“Will you issue a fully reviewed pre-approval, with income and assets verified, before I shop?”
“Do you offer this program (VA, jumbo, bank statement, DSCR) in-house or do you refer it out?”
“Can I see the Loan Estimate before I pay for the appraisal?”
How do you choose a mortgage company in Frisco specifically?
Verify the license at nmlsconsumeraccess.org. Texas Made Mortgage is NMLS #2676326; Colton Chase is NMLS #2040073.
Read recent reviews on Google and independent ranking sites. Texas Made Mortgage holds a 5.0 rating across 85 reviews and was ranked #6 among Frisco mortgage brokers by Trustanalytica in October 2026; Colton Chase was named a Five Star Mortgage Professional Rising Star for Dallas-Fort Worth. Look for the same specifics from any lender you consider: closings on time, communication, and how problems were handled.
Ask for a sample timeline. A Frisco lender who closes in Collin and Denton County weekly knows the title companies, the MUD and PID quirks and the ISD tax rates that trip up out-of-area lenders.
Compare two Loan Estimates for the same rate on the same day. See how to read a Loan Estimate.
Pick the lender who answers the phone and gives you a straight no when a program does not fit.
Is a broker more expensive because there is a middleman?
Not usually. Wholesale lenders price loans below retail because the broker carries the origination cost, and broker compensation is capped and disclosed. The honest answer is that any of the three can be the best price on a given day; the Loan Estimate settles it. What a broker adds beyond price is choice, which matters most when your file is anything other than a plain W-2 conventional purchase.
Frequently asked questions
Does using a broker mean my loan gets sold?
Most loans from banks and credit unions are sold too. Servicing transfers are normal; your rate and terms never change.
Can a broker lock my rate?
Yes, with the wholesale lender, in writing, for a set period.
Should I apply with more than one lender?
Two is reasonable. Mortgage inquiries within a short shopping window count as one on your credit score.
