The answer is underwriting, the behind-the-scenes review where a lender verifies every detail of your loan before giving final approval. Understanding this stage can take a lot of the mystery and stress out of the home stretch.

Underwriting is the process of confirming that you can repay the loan and that the property is worth what you are paying for it. An underwriter carefully reviews your income, employment, assets, credit history, and the details of the loan itself. They are essentially double-checking everything you provided during pre-approval to make sure nothing has changed and that the numbers hold up.

A big part of underwriting involves documentation and the appraisal. The lender will order a professional appraisal to confirm the home’s value supports the loan amount, and they may ask you for additional paperwork along the way. It is common to receive what are called conditions, which are specific items the underwriter needs before issuing final approval, such as an updated bank statement or a letter explaining a large deposit. Responding quickly keeps your closing on track.

During this period, it is important to avoid major financial changes. Opening new credit accounts, making large purchases, switching jobs, or moving big sums of money can all raise questions and delay your approval. Once the underwriter is satisfied that all conditions are met, your loan moves to clear to close, and you are ready for closing day.
